What We Look At
- Water heater — age and remaining life, venting, drain pan and pan drain, temperature-and-pressure relief valve, rust or scale at the fittings, and whether an attic unit is a risk.
- Supply piping — material (copper, PEX, CPVC, galvanized, or polybutylene), visible corrosion, water pressure at the fixtures, and the condition of shutoff valves.
- Drains and vents — flow at every fixture, evidence of slow drains or past backups, exposed drain material, cleanout location and condition.
- Fixtures and connections — toilets (flange, wax seal, fill valve), faucets, tub and shower valves, disposal, dishwasher, washer box, and ice-maker line.
- Signs of trouble — water stains, warm spots on the floor, cracked tile lines, high water bills, and other clues to a slab leak or sewer problem.
- Optional sewer camera — the only way to know what’s under the slab and out to the street. Strongly recommended for pre-1975 homes and any lot with large trees.

Isn't the general home inspection enough?
A general inspector runs the faucets and looks at the water heater, but is not a licensed plumber and does not scope the sewer line or open anything up.
