# How Long Does PEX Plumbing Last? (50+ Years, and What Actually Shortens It)

*Published 2026-09-28 by Hugo Plumbing, Houston, TX.*

PEX pipe is rated for 50 years and has been in U.S. homes since the 1990s without an age-related failure pattern. What shortens its life (sunlight, rodents, bad fittings, chlorine) and how it compares with copper, CPVC, and polybutylene.

PEX plumbing is rated to last **50 years**, and the oldest U.S. installations from the mid-1990s are still in service with no age-related failure pattern. In practice, a properly installed PEX repipe should outlast the roof. When PEX does fail, it is almost never the pipe; it is sunlight, rodents, or a bad fitting.

## What the Rating Means

Manufacturers test PEX under continuous pressure at elevated temperatures and extrapolate to a 50-year service life at normal household conditions. That is a conservative floor, not a ceiling. PEX has been used in European heating systems since the 1970s and in U.S. water supply since the early 1990s, so there is now 30 years of real-world data behind the number. Plumbing codes, including those adopted in Houston, allow PEX for hot and cold supply throughout the home.

## What Actually Shortens PEX Life

**Ultraviolet light.** Sunlight breaks down the polymer. Even a few weeks of exposure on a job site, or a stub-out for a hose bibb left uncovered, can cut years off that section. Quality installs keep PEX out of daylight entirely and sleeve any exposed ends.

**Rodents.** Rats and squirrels chew PEX in attics they have colonized. This is an attic problem, not a pipe problem, but it is real in Houston. If you have had rodents, fix that first or use copper for exposed attic runs.

**Fittings.** Expansion fittings and copper crimp rings from the same manufacturer as the tubing are the standard. Mixed brands, off-spec rings, and push-fit connectors hidden inside walls are where leaks come from. A pressure test before drywall catches almost all of it.

**Heat sources.** PEX must be kept a set distance from water heater flues, recessed lights, and furnace vents. Melted PEX is an install error, not a material failure.

**Chlorine at high temperature.** Very high chlorine levels combined with high water temperature can shorten PEX life. Houston’s municipal water is within normal range, and setting the water heater at 120°F keeps this a non-issue.

## PEX vs. the Alternatives

| Material | Typical life | Houston notes |
|---|---|---|
| PEX | 50+ years | Unaffected by our water chemistry; flexible for attic runs in slab homes |
| Copper | 50–70 years in good water | Pinhole corrosion from Houston water often ends it in 15–25 |
| CPVC | 50 years rated | Becomes brittle with age and heat; common cause of attic leaks in 1990s–2000s homes |
| Polybutylene | 10–15 years | Gray pipe, 1978–1995; fails from the inside; replace it |
| Galvanized steel | 40–50 years | Pre-1970 homes; rusts shut and leaks; replace it |

## How to Make Sure Yours Lasts

- Use one manufacturer’s tubing and fittings, installed with the matching expansion or crimp tool.
- Keep every inch out of sunlight, including exterior stub-outs.
- Route away from flues and recessed lights, and sleeve through slab and masonry penetrations.
- Install a labeled manifold or shutoffs so a future repair does not mean shutting the whole house down.
- Pressure test and get the inspection before the walls close.

## Frequently Asked Questions

### How long does PEX pipe last?

PEX is rated by its manufacturers for 50 years, and installations from the mid-1990s are still in service with no age-related failure pattern. Realistically a properly installed PEX repipe should outlast the roof and most of the appliances in the house. The material itself is rarely what fails; sunlight exposure, rodents, and mismatched fittings are.

### Does PEX last longer than copper?

In Houston, often yes. Copper is rated for 50 to 70 years in good water, but Houston’s water chemistry causes pinhole corrosion that can take copper out in 15 to 25 years. PEX does not corrode, so in aggressive water it typically outlasts copper. Copper still wins where pipe is exposed to sunlight or rodents.

### What are the disadvantages of PEX?

PEX degrades in direct sunlight, can be chewed by rodents, cannot be used within a set distance of a water heater flue or recessed light without protection, and depends on the quality of its fittings. Cheap or mixed-brand fittings and push-fit connectors buried in walls are the source of most PEX leak stories.

### Should I replace polybutylene with PEX?

Yes. Polybutylene, the gray pipe common in Houston homes built from about 1978 to 1995, fails from the inside due to chlorine exposure and cannot be reliably patched. A full replacement with PEX is the standard fix, and it is the most common repipe we do.
